New Freehold Project in District 11
Far East Organization has launched The Serra Residences, a 133-unit freehold condominium located in Singapore's Novena district. Sales bookings for the project are scheduled to begin on 16 October 2026, following previews that commenced on 2 October. Guide prices for the District 11 development start at S$3,120 per square foot (psf). Two-bedroom units are available from S$2.22 million, according to the developer.
Long-Term Site Acquisition
The Serra Residences occupies a 51,396 square foot site on Bassein Road, which Far East Organization acquired in 2010 for S$122 million. The land combines plots at 7 and 11 Bassein Road. Far East Organization, alongside its unit Far East Orchard, initially acquired the former Pastoral View condo at 7 Bassein Road through an en bloc sale.
Far East Orchard later divested its 30 per cent stake to its parent for S$38.1 million in 2015, citing market slowdowns after property cooling measures were introduced in late 2011. Far East Organization continued to hold the site for leasing income until development plans resumed.
Unit Types and Amenities
The 28-storey development features a range of two- to five-bedroom units, along with two penthouses. Two-bedroom apartments begin at 710 sq ft, while three-bedroom units start from 764 sq ft. Larger four-bedroom units range up to 1,528 sq ft, with premium 1,528 sq ft units and all five-bedroom units (starting at 1,755 sq ft) including private lifts.
Penthouses are sized at 2,648 sq ft and 2,669 sq ft. Shaw Lay See, Chief Operating Officer of Far East Organization’s sales and leasing group, stated the project aims to offer extensive facilities, such as a 50-metre lap pool, despite its 133-unit size.
The Serra Residences is situated in Novena, an area recognised for its medical and healthcare precinct, which includes Tan Tock Seng Hospital. Property consultancy Huttons Asia observed that the Novena area has not seen a new residential launch in approximately five years. The project's temporary occupation permit (TOP) is anticipated in the fourth quarter of 2030.
This launch will test buyer demand in a district that has lacked new freehold condominium supply for some time, offering a gauge of the premium residential market's current strength in Singapore.
