Bengaluru Project Drives Share Surge

Arvind SmartSpaces' shares climbed by 12% today, reaching a daily high of ₹659 per share on the BSE. This surge followed the company's announcement of strong booking traction for its premium residential development, Arvind Sylva, located in Bengaluru.

The project achieved bookings exceeding ₹500 crore within 30 days of its launch, absorbing approximately 60% of the inventory by value. The real estate developer made this announcement on 22 September, drawing renewed attention from investors tracking its residential pipeline.

Project Details and Market Position

The Arvind Sylva project, acquired outright by Arvind SmartSpaces in February 2026, holds an estimated topline potential of ₹860 crore. Spanning 4.7 acres on Sarjapur Road in Bengaluru, it features around 375 premium residences.

The location is a significant residential and commercial growth corridor, offering connectivity to key IT and business hubs such as Electronic City and Whitefield. More than 70% of the project area consists of open space, incorporating over 1,000 varieties of flora and extensive amenities.

Strategic Shift into Premium High-Rise

Priyansh Kapoor, Managing Director and CEO of Arvind SmartSpaces, stated that Arvind Sylva represents the company's largest vertical development launched to date. He attributed the robust booking performance to the company's successful entry into the premium high-rise segment, validating its market selection.

The project's design focuses on a nature-centric residential concept, blending green spaces with contemporary architecture. The company has a broader presence across Ahmedabad, Gandhinagar, Vadodara, Bengaluru, Mumbai Metropolitan Region (MMR), and Pune, with over 100.1 million sq ft of real estate under development across India.

Why it matters

The rapid absorption of inventory for Arvind Sylva provides Arvind SmartSpaces with early visibility on a substantial portion of the project's estimated revenue potential. While bookings indicate strong demand, the eventual financial impact for investors will depend on construction progress and sales execution.

This performance shows the continued appetite for premium residential properties in India's major growth corridors like Bengaluru. Investors in the Indian real estate sector will monitor how other developers adapt their portfolios to capitalise on this demonstrated demand for high-value, amenity-rich projects, particularly in competitive urban markets.
