Vietnam FDI: Ready-Built Factories Attract US$7.09bn in H1 2026
Savills Vietnam data shows these pre-constructed facilities captured 66.24% of new manufacturing capital in the first half of 2026, as rapid deployment becomes a key investor priority.

Deployment Speed Drives Investment
Ready-built factory projects secured the majority of foreign direct investment (FDI) in Vietnam's manufacturing sector during the first half of 2026. These facilities attracted approximately US$7.09 billion, representing 66.24% of the total newly registered manufacturing FDI capital, according to analysis by Savills Vietnam.
Out of 468 new manufacturing projects nationwide, 266 (56.84%) involved factory buildings. This trend highlights a shift in investor strategy, with deployment speed emerging as a critical competitive factor for businesses establishing operations in Vietnam.
Shift from Land to Ready Solutions
The focus on rapid implementation has redirected demand from undeveloped industrial land towards solutions that allow quicker operational readiness. Industrial land projects, by contrast, secured about US$3.62 billion, or 33.76% of total new manufacturing investment.
John Campbell, Director and Head of Industrial Services at Savills Vietnam, noted that bringing a factory online months earlier offers significant advantages in costs, order fulfilment, and supply chain integration.
This shift is particularly evident in North Vietnam, where factory buildings accounted for 73% of the region's new manufacturing FDI capital (approximately US$6.3 billion) in the first half of 2026, from 54% of projects.
High-Tech Manufacturing Fuels Demand
This preference for ready-built solutions is also observed in South Vietnam, where factory buildings comprised around 63% of new FDI manufacturing projects. The trend is especially pronounced in sectors requiring quick setup, such as electronics, components, and high-tech manufacturing, which are integral to global supply chains.
Savills Vietnam anticipates that the continued expansion of these high-value industries will sustain demand for pre-built factory space in the coming years. This suggests an evolving industrial real estate market that prioritises quick, flexible manufacturing platforms.
Industrial Real Estate Adapts
While ready-built factories gain prominence, industrial land remains crucial for long-term greenfield projects and large-scale expansions. The market is developing a more varied structure, moving beyond solely offering industrial land to providing comprehensive manufacturing and logistics platforms.
This adaptation addresses investor requirements for speed, operational efficiency, and flexibility. Companies like BW Industrial, Frasers Property, and Mapletree are prominent players in this evolving landscape, offering solutions that cater to these changing investment strategies in Vietnam.
