Mapletree Secures US$500M+ for Asia Logistics Fund First Round
Mapletree Investments has closed the initial funding round for its Mapletree Emerging Growth Asia Logistics Private Trust (Mega), raising more than US$500 million for logistics developments across Malaysia, Vietnam, and India.

Initial Capital Secured
Mapletree Investments secured over US$500 million in equity commitments for its Mapletree Emerging Growth Asia Logistics Private Trust (Mega). This first close included US$250 million directly from the fund. An additional US$250 million came from a joint venture and direct co-investments into specific Malaysian development projects.
Mapletree reported that sovereign wealth funds, a pension fund, and a national investment company participated. The fund aims for an additional US$200 million by early 2027 for its second close.
Investment Strategy and Portfolio
Mega targets logistics developments across Malaysia, Vietnam, and India. The fund's initial portfolio includes four development projects in Malaysia. It also holds one development project in India and two warehouses in Vietnam. Mapletree stated the fund aims to deliver an internal rate of return exceeding mid-teens.
When fully deployed, Mega, its joint venture, and co-investments expect a total investment value of US$2.1 billion. Earlier reports indicated a 40 per cent allocation to Malaysia. Vietnam also received 40 per cent, with India at 20 per cent.
Market Drivers and Group Focus
Demand for modern logistics facilities in these markets stems from rising domestic consumption. Increased manufacturing activity and supply chain diversification also contribute. Mapletree identifies a structural shortage of institutional-grade logistics space in these regions. Logistics represents Mapletree’s largest asset class.
It accounts for about 43 per cent of the group’s assets under management. This totalled S$32.4 billion as of end-March 2026. The asset manager currently oversees 22.8 million square metres of logistics space across 12 global markets.
This capital raise shows continued investor appetite for Asia’s industrial real estate. Companies reconfiguring supply chains across Southeast Asia and India drive demand for modern warehousing. Mapletree’s fund provides development capital for these facilities.
This activity suggests sustained capital flows into logistics infrastructure, particularly within the Malaysia–Vietnam–India corridor. Businesses operating or expanding in these markets can anticipate more institutional-grade logistics options. This may improve operational efficiency and supply chain resilience.
