Rising Rates Drive Up Loan Costs

Indian home loan borrowers must understand the substantial impact of rising interest rates on their repayments. Calculations show a ₹1 crore home loan over 20 years becomes considerably more expensive as borrowing costs increase. Even minor interest rate changes dramatically alter the monthly equated monthly instalment (EMI) and total repayment.

Borrowers should review all loan factors, including interest rates and processing fees, before committing to an offer. These elements collectively change the total cost of a home loan over its tenure.

Millions Added to Interest Burden

Analysis reveals a significant increase in total interest paid with higher rates. For a ₹1 crore loan over 20 years, an annual interest rate of 7% results in an approximate monthly EMI of ₹77,530. This rises to about ₹83,644 at 8%, and ₹89,973 at 9%. The total interest paid at 7% is approximately ₹86 lakh over two decades.

However, at a 10% interest rate, the total interest payment climbs to about ₹1.32 crore. This represents an additional ₹46 lakh in interest for a 3% rate increase.

Current Market Rates and Borrower Due Diligence

Interest rates for home loans exceeding ₹75 lakh from public sector banks currently range from 7.00% to 10.75%. This range depends on the lending institution and the borrower's credit profile. These figures were provided by Paisabazaar.com as of 26 August 2026. Borrowers' creditworthiness, including their credit score and repayment history, plays a crucial role. A strong credit profile can secure more favourable terms, offering flexibility from prominent lenders across India.

Why it matters

The analysis underscores the critical need for Indian borrowers to conduct thorough due diligence before securing a home loan. Higher interest rates translate directly into increased monthly outgo and a larger overall financial commitment. This impacts household budgets significantly over the loan's multi-decade term.

Consulting a certified financial advisor can help plan repayments properly. This ensures borrowers fully grasp the long-term financial implications of their home loan decisions.
