ANAROCK: India Residential Property Sees Unusual Concurrent Rise in Prices, Rental Yields

India's residential property market shows an unusual concurrent rise in both home prices and rental yields. ANAROCK Research data, spanning 11 major cities from 2019 to Q2 2026, reveals this trend. Noida and Gurugram lead in capital appreciation and yield improvements.

India's residential property market now offers an uncommon combination for investors. Home prices and rental yields have both increased across 11 major housing markets. This trend spans from 2019 to the second quarter of 2026, according to ANAROCK Research. Typically, rising property values compress rental yields. Rents usually do not keep pace with capital appreciation.

However, India's key markets demonstrate a different dynamic. Rental growth matches sharp property price increases. This makes residential property a more compelling investment.

Top Performers and Key Figures

Noida and Gurugram delivered the strongest capital appreciation over this seven-year period. Noida's average residential prices surged 125%, from ₹4,795 to ₹10,780 per square foot. Rental yields there improved 70 basis points (bps), from 3.2% to 3.9%. Gurugram followed closely, with average home prices increasing 117%. They rose from ₹6,150 to ₹13,350 per square foot.

Rental yields in Gurugram gained 80 bps, moving from 3.5% to 4.3%. Bengaluru and Hyderabad also showed significant rental income growth, both seeing yields climb 100 bps.

Underlying Drivers

Several factors contribute to this unique market behaviour. Expanding employment opportunities drive demand. Significant infrastructure development also plays a role. The rapid growth of Global Capability Centres (GCCs) attracts talent. Sustained migration into India's largest cities fuels both home ownership and rental demand.

Improved connectivity creates new residential corridors. This spreads housing demand beyond traditional city centres. Professionals moving to employment hubs strengthen rental accommodation demand. Landlords can command higher rents, even as property prices rise.

Why it matters

This trend offers residential property investors returns from both asset appreciation and rental income. India's National Capital Region (NCR) and southern technology hubs are key beneficiaries. These regions benefit from the country's economic and infrastructure-led growth. For Asian investors, this demonstrates a maturing market segment.

It suggests opportunities in urban centres experiencing high economic activity. Monitoring infrastructure spending and GCC expansion will be crucial. These factors will likely continue influencing India's property market dynamics.
