Data Centre Reits Drive Market Activity
Singapore's market has recently seen prominent Reit IPOs, particularly those linked to data centres and artificial intelligence (AI). Last year, Japan's NTT-backed NTT DC Reit raised US$773 million, marking Singapore's largest IPO in eight years. This year, UI Boustead Reit topped that in February, raising US$807 million.
SDC, founded in 2017, develops and invests in data centres, fibre networks, wireless infrastructure, and cloud services. Its website shows about US$12.5 billion in assets under management. American private equity firm Thoma Bravo made a minority investment in SDC last year.
Broader Industry Trends and Investor Views
Another data centre operator, Blackstone-backed AirTrunk, also plans a Singapore Reit IPO that could raise US$1.5 billion, people familiar with its plans state. Major US technology firms, including Alphabet, Meta Platforms, Microsoft, and Amazon.com, have collectively committed almost US$2.4 trillion.
This spending targets data centres and related equipment in coming years, reflecting substantial AI infrastructure investment. Despite this enthusiasm, some investor concern exists regarding the ultimate profitability of this rapid expansion.
Singapore's IPO Landscape
Singapore IPOs have collectively raised over US$1 billion this year, Bloomberg data show. The potential SDC Capital and AirTrunk listings would significantly add to this sum. However, the city-state's total IPO proceeds still lag behind fellow Asian financial centre Hong Kong.
