The company's ₹2,600 crore initial public offering (IPO) saw 1.45 times subscription, according to NSE data. It received bids for 36,37,98,000 equity shares against 25,13,56,273 shares offered.
Qualified Institutional Buyers (QIBs) subscribed 1.85 times, while Non-Institutional Investors (NIIs) and retail investors reached 98% and 96% subscription, respectively.
Modest Listing Gain Forecast
The estimated listing price for HIP shares is ₹61.5 apiece. This figure reveals a 2.5% gain over the IPO price of ₹60, based on grey market premium (GMP) trends. Anuj Gupta, a SEBI-registered market expert, projects a listing price between ₹62 and ₹63.40. This suggests a modest expected gain of 3% to 5.7%.
Mahesh M. Ojha, Vice President – Research and Business Development at Kantilal Chhaganlal Securities, also expects a modest listing gain of 3% to 5%. Grey market sentiment has shown pessimism, with GMP fluctuating between ₹0.00 and ₹4.50 over the past 12 sessions.
Blackstone-Backed Strategy
Horizon Industrial Parks operates as a Blackstone-backed industrial and logistics platform in India. The company focuses on Grade A+ fulfilment centres, industrial facilities, and in-city logistics assets across key Indian markets. Ojha noted HIP's valuation at 2.15x–2.38x price-to-net asset value (P/NAV).
This valuation places it at a premium to listed Real Estate Investment Trusts (REITs) but at a discount to corporate real estate platforms like Phoenix Mills. The valuation demonstrates a platform premium for its scale and strong sponsor backing.
HIP's growth model prioritises reinvestment, directing cash flows towards land acquisition and portfolio expansion rather than immediate income distribution. This strategy supports long-term asset growth in India's industrial real estate sector.
Short-term investors may consider booking profits upon listing, Ojha suggested, while long-term investors could continue holding the stock.
